Fading demand, rising financial pressures push co-ops to get crafty. 15 years ago, the large majority of large, family-sized apartments in Manhattan were co-ops, but that ratio has since changed to nearly 50-50. From 2013 to 2023 the median sale price of co-ops increased 37% while for condos, it nearly doubled. How can co-ops cope?
