A New York Rent Freeze is Imminent
A proposed five-year rent freeze on New York City’s rent-stabilized apartments would trigger defaults in only a small share of multifamily loans, according to a new Moody’s Ratings analysis released in early June 2026. Moody’s estimates that about 6% of the 481 CMBS single-property multifamily loans in NYC would see credit metrics deteriorate to default risk specifically because of the freeze. (More)

Stock Market Streak Snapped
The S&P 500 reversed course after nine consecutive weeks of gains, as a Friday sell-off in many semiconductor-related stocks weighed on the broader market. The index finished the week down about 2.5% overall, while the NASDAQ dropped 4.7% & the Dow slipped 0.2%. Depending on who you talk to, it was a bloodbath last week.

Jobs
Recent labor market strengthening extended into May, as jobs growth surpassed economists’ consensus expectations for the third month in a row. The economy added 172,000 jobs, and upward revisions of prior estimates produced an average monthly gain of 188,000 jobs over the past three months. That’s the strongest three-month average since March 2024.

Bitcoin, Rates, Yields, Bonds
Bitcoin fell for the fourth week in a row down nearly 18% for the week to $60,000. 2-year Treasury’s yield closing at 4.16% on Friday, well above the previous week’s closing yield of 4.00%. A recent bond market sell-off regained momentum after a nearly two-week pause. Markets implied a roughly 72% probability that the Fed would lift its benchmark rate by anywhere from 0.25 - 0.75 by Dec. (More)

May continued the remarkable strength of Manhattan's Super Luxury Market, with 34 contracts signed at $10M+, 4 more than last year and 8 above the 10-year average. The result marks one of the strongest May performances of the past decade and further reinforces the sustained demand we continue to see at the very top of the market.

10 years ago we took a family vacation to Miami Beach and stayed at the one and only Delano.

The stay was incredible. From the ultra luxurious suites to the pool side cabanas, every amenity was world class. Not to mention the white glove service at every turn. We were invited back to see what changes were made and were blown away that it could get any better. Highly recommend if you are staying in Miami Beach.
