The White House is Considering Ending Capital Gains Taxes on Home Sales.

Under current law, home sellers can face capital gains taxes once profits exceed $250,000 for single filers or $500,000 for married couples filing jointly. Since 1997, those thresholds have never been indexed for inflation, and more home sellers are subject to capital gains as property values rise. (

Indices Near All-Time Highs

U.S. stocks continued their upward trend, with the S&P 500 logging a fourth consecutive record close and the Nasdaq also finishing at all-time highs. This momentum is attributed to positive corporate earnings despite tariffs and renewed optimism on trade deals, placing the market at levels not seen before. (Read More)

Inflation Hits Recent High

The U.S. annual inflation rate rose to 2.7% in June 2025, the biggest uptick since February and in line with forecasts. The Consumer Price Index’s rise is largely attributed to new tariffs on a range of imports, while core inflation, which excludes the more volatile food and energy prices, climbed to 2.9%. National Home Analysis

The national median existing-home price in June rose to $435,300, a record in data going back to 1999 and a 2% increase from a year earlier. There were 1.53 million units for sale at the end of June, an increase of 15.9% year over year. Homes priced above $1 million jumped 14% according to the National Association of Realtors. Tariffs Are Being Picked Up by Corporate America (For Now)

The U.S. has collected an additional $55 billion in tariffs this year and Corporate America has largely shouldered the bill.

Corporations are taking on this burden for now, but it remains to seen how long until these price hikes are going to be passed to the consumer. In some cases they (we) already have. (Full Story)

On the roadtrip to the event, we had him drive to the location like the adult he is, and attended the
